San Diego-based Midtown Niki Group, which invests in sale-leasebacks and triple-net leased properties, acquired about $100 million of properties last year. And while it would love to do twice that much in 2005, chief operating officer Kirk Cypel says given the market's current competitiveness and the company's investment parameters, maintaining last year's level is more realistic.

Sector Watch: Dollar Stores Growing Fast

Dollar stores represent one of the fastest growing segments of the retail industry—and the trend isn't expected to slow down any time soon. There were about 30,000 dollar stores and other so-called “small-format value retailers” in 2004, and another 6,000 net new stores are expected to open between now and 2009, according to the latest data from Retail Forward Inc., a market research firm in Columbus, OH.

Q2 Research: Available Properties Up, But Not Cap Rates

As of mid-May there were 9,324 net-lease properties on the market with a combined value of more than $27.9 billion—an increase of nearly 10% in number of properties and just over 11% in cumulative value compared to three months earlier, according to the second quarter Net Lease Market Report from the Boulder Group.
